Zoning Regulations

WHAT IS ZONING?

Zoning provides the standards and regulations that apply to land and structures in the City of Mustang. These standards and regulations help implement the City's Comprehensive Plan which contain goals, policies and recommendations of how development in the city is to be achieved. These laws govern use, density and lot layout to encourage safe and orderly development of land.  The zoning ordinance for the City of Mustang can be found in Chapter 122 of the Mustang Municipal Code.

How your property is zoned affects how it can be used and developed. These regulations dictate the density, the height of buildings, the location of a building on the lot, the proportions of the types of space on a lot, such as how much landscaped space and number of parking spaces required. 

Zoning regulations dictate how land can be used in different areas known as "zoning districts" or "zones." For each type of use, the Mustang Municipal Code specifies whether the use is not permitted, permitted (P) or permitted upon review (R).  

WHAT ARE THE ZONING DISTRICTS?

The Zoning categories are Agricultural, Residential, Commercial and Industrial. Within each of these general categories are more narrowly defined divisions, a description of each zoning category can be found in the supporting documents at the bottom of the page. Every property in the City of Mustang is given a zoning classification. The following tables of permitted uses show what types of uses are permitted in which zoning categories.

 HOW TO FIND THE ZONING FOR A PROPERTY

  2. Call the Community Development Department at (405) 376-9873,

  3. Come in person to the Community Development Department at 1501 N. Mustang Rd. 

CAN THE ZONING BE AMENDED OR CHANGED?

The Planning Commission and City Council will hold hearings to approve or disapprove all zoning requests.  For re-zoning, special use permit and conditional use permit applications, a public hearing is required.  A notice must be published in the newspaper for 15 days prior to the hearing date, and a letter is sent out by city staff to all property owners within 300-foot who are listed on the certified list provided by the applicant.  The process typically takes 6 weeks to 2 months.
